Mermaid Waters is the Gold Coast's largest canal-estate suburb - thousands of homes wrapped around the lakes and waterways between Sunshine Boulevard and the Nerang River. Most were built between the 1970s and early 1990s: solid, lowset family homes on wide blocks, each with its own water frontage and pontoon. A lot of them are now into their second renovation.

That housing stock is exactly why the suburb keeps coming up in our work. The bones are good, the blocks are generous, and the owners tend to be families who've been here a while and want the kitchen and living space to finally match the lifestyle the water already offers. It's renovation territory more than knock-down-rebuild - which suits joinery-led work that reworks the heart of the house without touching the footprint.
