Main Beach is the narrow strip between the Broadwater and the surf, running from the top of Surfers Paradise up to The Spit. It's one of the most expensive addresses on the coast, and most of it is vertical: beachfront towers and boutique low-rise blocks, with a small, tightly held pocket of houses around Tedder Avenue's cafes and restaurants.
A lot of the apartments date from the 80s and 90s. The views and the location still hold up, but the kitchens and bathrooms usually don't. Owners here tend to be downsizers out of big family homes or buyers who've bought for the address, and both want the same thing: the interior finished to the standard of the postcode.

The footprint is fixed, so every millimetre has to work - full-height storage, an island or peninsula that seats people without crowding the living room, appliances integrated so the kitchen reads as part of the room rather than a wall of machines. Do you renovate apartment kitchens in Main Beach? +

Do we need body corporate approval for an apartment kitchen renovation? +
Usually, yes - especially if plumbing, electrical or flooring changes are involved. We prepare the scope and drawings the body corporate needs and work to the building's by-laws once it's approved.
Will the cabinetry fit in our building's lift? +
It's planned to. We check lift and corridor dimensions at the first measure and build the cabinetry in sections that fit, then assemble and scribe it in place.
How much does a kitchen renovation cost in Main Beach? +
It depends on the size of the kitchen, the materials and how much else is changing - apartments often bundle the kitchen with bathrooms and robes. The design package sets a realistic budget before any build commitment.
